However, if you are buying land or property it is recommended that you should check the land or property record on your own. Today I will share information about how to check land records online in India.

Understanding Property Records and Land Records

Before diving into the nitty-gritty of online access, let’s first understand what property records and land records entail.

Property Records

Property records encompass a comprehensive set of documents that provide information about a particular piece of real estate. These records typically include details such as property ownership, boundaries, mortgages, liens, and historical transactions. Accessing accurate property records is crucial for various purposes, including buying or selling property, resolving disputes, and conducting legal proceedings.

Land Records

Land records, on the other hand, focus specifically on the ownership and utilization of land parcels within a jurisdiction. These records contain essential information such as land ownership, survey details, land area, and land use classification. Land records play a vital role in property transactions, urban planning, agricultural management, and infrastructure development.

How to Check Property Records and Land Records Online in India?

Now that we have a basic understanding of property and land records, let’s explore the step-by-step process of accessing them online in India.

Step 1: Identify the Relevant Authority

The first step in checking property records and land records online is to identify the appropriate authority responsible for maintaining these records in your area. In India, property and land records are typically managed by the revenue department or land revenue office at the state or district level. You can visit the official website of the respective authority or conduct a quick online search to find the relevant department.

Step 2: Navigate to the Online Portal

Once you’ve identified the relevant authority, navigate to their official website or online portal. Most state governments in India have dedicated portals for accessing property and land records, commonly known as Bhulekh or Bhoomi portals. These portals offer user-friendly interfaces and intuitive navigation, making it easy for citizens to search for and retrieve the desired records.

Step 3: Enter the Required Details

Upon accessing the online portal, you’ll typically be prompted to enter certain details to initiate the record search process. Commonly required information may include:

  • Property/land details (e.g., survey number, plot number, village/town name)
  • Owner’s name
  • Unique Identification Number (UID) or Aadhaar number (in some cases)
  • Any additional filters or search criteria specified by the portal

Simply input the relevant information into the designated fields and proceed to the next step.

Step 4: Retrieve the Records

Once you’ve entered the necessary details, click on the “Search” or “Submit” button to initiate the record search process. The online portal will then query the database and retrieve the matching property or land records based on your input. Depending on the portal’s features, you may have the option to view, download, or print the records directly from the website.

Step 5: Verify the Records

After retrieving the records, take some time to verify the accuracy and completeness of the information. Pay close attention to details such as property ownership, boundaries, encumbrances, and historical transactions. If you notice any discrepancies or inconsistencies, you may need to contact the relevant authority for clarification or correction.

Step 6: Save or Print the Records (Optional)

Once you’re satisfied with the accuracy of the records, you have the option to save or print them for future reference. Saving digital copies of property and land records can be beneficial for various purposes, such as legal documentation, property transactions, and dispute resolution. Alternatively, you can opt to print hard copies for offline use or record-keeping purposes.
