Under National Land Record Modernization Program (NLRMP) to computerize Record of Rights (RoR) launched by the government of India many states started providing RoR online.

The first thing is to find out online portal applicable to your state for checking land and property records online. Almost all states including Gujarat, Maharashtra, Karnataka, Tamilnadu, Punjab, Bihar, Rajasthan, Uttar Pradesh, Madhya pradesh maintain land records online.

Checking Land Records Online Maharashtra

  1. Visit official land record site of Maharashtra it is popularly known as Bhulekh maha bhumi.
  2. You need to select the division. On selection of division, you will be redirected to a page where you need to select district.
  3. You also need to select that you want a record of 7/12, 8Aor property card (मालमत्ता पत्रक). Now you need to select Taluka and Village.
  4. You need to enter the survey number or name. On pressing the search button records get displayed on the screen.
  5. You can take a printout of this record. However, it is for information purposes only you can not issue this record for a legal purpose.

Checking Property Records Online Maharashtra

  1. Visit the official Property record site of Maharashtra.
  2. This portal is to check property transactions or real-time property registration data searches.
  3. To find out property details select the year, and district and enter the name of the village.
  4. Enter Property number SurveyNo./CTSNo./MilkatNo./GatNo./PlotNo.
  5. Click on Search and the property record will be displayed on the screen.

Checking Land Records Online Gujarat

  1. The official site for checking land records online in Gujarat is https://anyror.gujarat.gov.in/ it is popularly known as Any ROR.
  2. Visit this website and Click on the menu item – View Land Record Rural, View Land Record Urban, or Property Search.
  3. You will be redirected to the property card or 7/12 (Satbara) records page.
  4. Submit details about a district, taluka, village, and survey number.
  5. Enter the verification code (captcha) and click on the Get Detail button.
  6. Land records will be displayed.
  7. You can take a printout, however, it is not a certified copy. In order to issue a certified copy, you need to visit e-Dhara Kendra and request for RoR (Record of Rights) print with Survey No.

Please note that the process mentioned above will remain the same for all other states. As of now, a single database does not exist hence you need to visit state-specific sites in order to check these records.

Checking Property Records Online Gujarat

  • The official website for checking property records is the same as that of land records – https://anyror.gujarat.gov.in/
  • Visit Any ROR website and click on the “Property Search” button from the Top menu.
  • You will be taken to a new page where you can search records property-wise, name-wise, and document number year-wise.
  • Select the appropriate option.

Property Wise Search

In the property-wise option, you need to give district, sub-registrar office, Index 2, Property type, Search type, and TP no or survey number. Property type is residential, commercial, or industrial. In the search type, you need to select options such as survey number, TP number, block number, etc. You need to enter your name, mobile number, and e-mail address.  Click on Send verification code. You will get OTP on the given mobile number and e-mail address. After entering the correct OTP system will display details.

Document Number – Year-wise search

If you are aware of the document number (Dastavej Number) and year of registration you can use this option. Data up to 2007 to the latest is available as a search option. You need to enter the district, sub-registrar office, document number, and year of registration. After entering this detail provide your name, email address, and mobile number. Click on send verification code. Enter the OTP received on your mobile number or e-mail address and you will be able to see registered detail about the buyer and seller of the property.
